I found an article today that was presented to everyone at the RCIA from Chris Tucker a friend from Tampa and owner of Apple Roof Cleaning. This is for everyone who wanted to know if Chlorine / Sodium Hypochlorite is safe for people, pets and plants as well as the environment and roofs.

Note: All major and non major roofing manufacturers recommend the CORRECT use of chlorine bleach as the base chemical for cleaning roofs just FYI!

Human and Environmental Safety

During the last few years there has been a concerted effort to investigate and assess the human and environmental safety aspects of sodium hypochlorite. An extensive review of the literature has been undertaken by many investigators and the conclusions drawn are that sodium hypochlorite is safe for humans and the environment.

Depending on the concentration involved, hypochlorite solutions can be classified as either irritant or corrosive and appropriate precautions should be taken when using the product, carefully reading the label, adhering to cautionary warnings and following usage directions. Particular attention must be paid to not mixing with other products, such as toilet bowl cleaners, rust removers, ammonia or acids. Although skin and mucous membrane irritation can occur when the exposure concentration is greater than 5%, these effects are reversible. The overall safety of sodium hypochlorite is further documented by reports from poison control centres in North America and Europe which show no major health effects after unintentional ingestion or skin contact. The unpleasant taste of the product prevents unintentional ingestion of significant quantities and thereby limits the extent of injuries. It is documented that sodium hypochlorite is not a mutagen, carcinogen, teratogen or skin sensitizer. Indeed, in the context of its use in drinking water, IARC (the International Agency for Research on Cancer) has concluded that chlorinated drinking water is not a "classifiable" human carcinogen. Under normal household use, sodium hypochlorite is broken down in the environment into table salt, oxygen and water. Other substances may be formed, to a small extent. These by-products are most often referred to as AOX (adsorbable organic halides). A great many studies have been made to provide a risk assessment of household bleach in terms of its formation of AOX. The conclusions drawn were:
  • the amount of AOX is very small both in absolute terms and relative to other human activities and natural sources,
  • the majority of these AOX are easily degradable,
  • the AOXs formed are primarily water soluble and not bio-accumulative.
  • highly chlorinated species, such as dioxins, are not formed.

The conclusion of the Swedish Environmental Research Institute was that sodium hypochlorite "does most probably not create environmental problems when used in the right manner and in recommended quantities".

Conclusion

Sodium hypochlorite has a long history of safe use in homes, hospitals and schools, and it is widely available at low cost to consumers. It is highly beneficial to basic hygiene and good health due to its disinfecting and sanitizing qualities. It kills all known germs and a wider range of bacteria than other disinfectants, and it helps to prevent the spread of diseases through water and surfaces.

I have been super busy over the last 3 months and have had little time to post blogs for Tropical. We have been cleaning a lot of new customers homes and also repeats and referrals. We are getting so busy to the point where I may have to hire 2 more techs and a salesman. The reason I have not hired another crew to do the work is simply: I used to work for a big company and have seen first hand the results of big companies and the employees they hire and not all are bad but have bad habits like doing the Friday shuffle or 5 O'clock shuffle to get off work early. I have always considered hiring a 2nd crew and when it all comes down to it I just can't trust someone servicing a customer of mines home. I worry about a poor job, or damaged plants or other problems that I have never had with Tropical. I have high expectations and standards on every job we do. I will not even consider ever selling my business because of what I have built and accomplished just to see it get tarnished by someone who does not have a good business ethic.

I have finially found probably the best assistant I have had since I started Tropical. Blaine Partee is now full time and will be doing sales and service while we look for the next member of Tropical. What I am looking for is a NON-SMOKER, a legal US citizen, drug free (drug testing is MANDATORY!!), must have own transportation, at least 4 years experience in the roof and exterior cleaning industry with references and a background check, willing to work weekends and willing to be paid weekly not daily. I pay 100.00 per day 8am to 5pm starting pay and 5% extra for leads and 15% for sales commission also 150.00 per day for days that are $1500.00 or more in production which are common but our average day is $1000.00 in production. Once proven that you can do all the cleaning services and sealing services without issues and keep equipment in 100% perfect shape a raise will be given. I do not want anyone who is prone to wanting days off on short notice except for real emergencies, I need a reliable clean cut person who takes pride in thier work and is driven to sell more services while on the job. No excessive piercings or tattoos, no criminal records no exceptions period. Sorry, I have had a bad experience with a great tech who had personal issues and had to let him go. I want a person who is real, and who is a good people person that acts, dresses and talks professional and educated. I give 1 chance and that is it no plant damage, no property damage, no short cuts and no mess left behind. I do not accept complaints from business and homeowners. I will look into the issue before I make a decision since issues may not even be an issue.

If I can go 14 years without damaging anything then it is possible to do a perfect job. Our goal on every project is to gain repeat business and I am really good at that since 90% of all homes I have cleaned I have done more than 1 time and I have several hundred homes I service.

Here are a few tips for homeowners to prevent certain stains that will not come off with cleaning...

Floor mats: I have noticed over the past 14 years that certain floor mats always leave a stain on painted decks and entrys by front doors due to the material they are made from. Black rubber mats are the worst since they act kind of like a tire peeling out on pavement, when you come inside you wipe your feet over and over and the mat leaves black marks. Another thing is moisture under the mats, when you have your deck or entry cleaned always make sure it is dry before replacing the mats. We do not leave mats rolled up because we forget, we do it so it will not leave a stain. Use mats that are made from other materials besides black rubber.

Iron Patio Furniture: If you plan on or have iron patio furniture it is a good idea to purchase plastic tabs for the legs and feet of the furniture so that the furniture will not leave rust stains on the deck or pavers. Use an adhesive to hold them on so that they do not come off easy. It will save you from having to replace or recoat your deck or patio.

Potted Plants: Years of cleaning decks and other flat surfaces I have seen it all, I have seen decks ruined from potted plants being set flat on the decks and circles of stains from the potted plants especially clay and metal pots. What you can do is put them on rollers or on plastic shims to keep the pots up off the deck about an inch so that the deck can dry properly under the pots and will not leave stains.

Gutter Downspouts: If you have gutters on your home and have a downspout that runs onto your driveway try and devert it away from the driveway or pavers so that it will not erode away the surface from constant water and also another benefit is that it will prevent moldy black stuff from accumulating in those areas.

Armor All Tire Wet: If you have a concrete driveway and have areas that are white on the driveway that are visible especially after having it cleaned it is armor all stains and they will not come off. If you decide to use armor all on your tires do it in the street or put cardboard under the tires and do not spray it on, use an application pad to apply.

Vines and Mud Dauber Nests: If you see vines starting to grow on your exterior pull them off asap because once they root in they will leave little black spots everywhere and cannot be removed by cleaning without damaging the paint. Mud Dauber nests are a common occurrance on many homes and if not removed quickly they will almost always leave a stain behind since the mud they use has had time to set in on your paint and will not come off.

FOOD FOR THOUGHT! I WAS THINKING ABOUT THIS TODAY: I did a pool enclosure cleaning today on my last job and I was thinking about what the lady had asked me while doing the qoute. Roof Cleaning should never be done by pressure washing. The only way that any roof should be cleaned is with a soft chemical cleaning process and rinsed only with a waterhose from a standard water spigot.



Pressure Washing all other surfaces is actually not the stereotypical blast stuff off with water deal. There is a process that we use that involves the use of pressure washing. But our machines are equipped with an injection system and custom application and rinse tips so that there will be no damaging pressure as well as we use only double steel braided mark free hoses so you never have black or blue marks that rub against your home or business' exterior. The way it works: I will say it in easier terms, apply the solution to the surface then switch tips and run until fresh water comes out then rinse and is done in sections. No getting up close and blasting stuff off just a spray and rinse. Why did we switch to using pressure washers for all other cleanings except roofs? Because, you can get more cleaned safely and the solution is controlled to an exact mix and no guessing what is in the tank. We used to do it the way of the ducks but found it to be more of a problem than a solution since you may have a 20-30 percent solution and you end up with dead plants or plants that are severely damaged as well as areas that could not be reached or rinsed thoroughly with a water hose.



Driveway and Walkway Cleaning is done with a surface cleaner not an orbital tip or a wand. We clean the entire surface first, then we rinse off all dirt, mildew and other contaminants that were on the surface and then apply a light solution to prevent fast regrowth and give a long lasting even cleaning.




Gutter Cleaning is always a full service. It includes hand or vac cleaning the gutters out (not blowing out leaves with a pressure washer or blower all over your lawn and shrubs) and then the debris is bagged in 3 MIL contractor bags and disposed of by us at our facility.

Thought of the day...In the last 7 days I have cleaned 12 Pool Enclosures and Pool Decks along with a 16 roofs and 9 exteriors and 20 driveways and sidewalks and 1 brick wall. I keep meaning to blog about this though and it has been a reoccuring question of many homeowners who have a dark/bronzed pool enclosure. If you have one or if you are another cleaning contractor who has seen this then you will know what I am talking about.

When the hurricanes hit in 2004 many pool enclosures were destroyed and rebuilt. Many were changed from the white colored enclosures to the dark/bronzed colored beams. Probably thinking it will hide the mildew better and not need cleaning as often and plus they look fancy. But when they are constructed they sometimes get etched or scratched during the shipment and will need touch up painting where the scratches were. In the first 2 years they may not be noticeable but after that the touch up paint fades it turns into a golden brown color. It can be as little as one small spot or it can be in several dozen spots. They are most noticable in places where the beams join together but can be anywhere that was scratched and you will notice it if you have one.

So it is not spots missed from your cleaning contractor and can't be removed by simple cleaning. It will almost always require touch up painting every few years. So if you are deciding to purchase a new pool enclosure make sure that the builders take good care of the materials during installation and also shipment. Or just go with white, white lasts a lot longer and does not oxidize as fast. It is your preference though.

Also a note on Pool Deck cleaning. If you have a painted or coated deck never let anyone pressure wash it with a high pressure fan tip, make sure that they use a chemical pretreat and rinse lightly with low pressure or a water hose. High pressure will not properly kill the algae and it will also remove or pit the surface and will come back even worse in a short period of time. Plus a note to homeowners. Put all potted plants on rollers or on a stand so that the deck can dry underneath the pots. Clay pots will always stain the deck and the stains can not be removed so be sure to prop them up a inch or so with plastic stands or rollers so you do not get circles on the deck.








Pavers also should not be pressure washed with a high pressure fan tip because it will blow out the joint sand and cause your pavers to become uneven. I use a surface cleaner after prewetting the pavers with water to soften the mildew so that I can quickly go over the pavers without disturbing the joint sand and I rinse lightly at an angle with a ball valve to rinse all debris out the doors and not into the pool.

Choose your cleaning contractor carefully, there are a lot of inexperienced new guys in this - temporarily until the economy recovers and they may not be licensed or insured and can cause more damage than good. See how long they have been in business. Go to google and search www.sunbiz.org and look up by registered name and if they do not appear there than search with ficticious name. If they are not there either they are not legally licensed and definatley not insured and or not registered with the state of Florida. You will see how long they have been operating once found by the annual report, we are formally Jade Cleaning Systems and now Tropical Roof and Exterior Cleaning. Do a little research before you do any prospecting for cleaning contractors, and if they give you a copy of an insurance document do not assume it is real or in good standing call the agent listed on the document and make sure they are still insured and make sure that they are not using anyone elses insurance.

When most people look into having their home or business’ roof, exterior or other surfaces cleaned they think pressure cleaning. But what most people are not educated on is who to hire and why. There are different ways to clean each surface correctly and incorrectly. Here is what I have noticed over the last decade and a half.

More people now know that pressure cleaning a roof is wrong and that it is very destructive whether it is tile, shingle, slate, metal or cedar shake even at the lowest pressure settings on a pressure washer. Still there are companies that still practice this method of roof cleaning which are usually new start up gigs that never last long, and homeowners and business owners that buy into pressure cleaning their roofs still; only to find out later that their warranty has been voided and the damage is irreversible. They can’t get the companies insurance to pay since they (the cleaning company) is out of business.

The proper companies to hire are companies who only use non pressure methods by using chemical roof cleaning and only rinsing off with a water hose. If they say that they do that and show up to clean your roof and fire up a pressure washer after applying a product to your roof, YOU the HOMEOWNER have the legal right to stop them from continuing and pay them nothing. Why? They made a false pretensious sale by lying and that legally voids even a signed contract. So be sure to hire a well known or certified roof cleaner like me at Tropical or any other company that only practices Safe No Pressure Roof Cleaning.

Now for exteriors, screen enclosures, walls, fences and painted flat surfaces pressure cleaning is still an accepted method. IF done properly by first applying a chemical solution and rinsing gently with the use of either a water hose or a pressure washer. The stereotypical picture you may invision of pressure cleaning is a contractor blasting off stuff with a high pressure fan tip waving it side to side and up and down to clean your home or business which is still used today only for paint preps not for basic cleaning and maintanence. That method is so outdated for cleaning that if you hire someone and notice they are doing it stop them immediatly!

The way that I prefer to clean those surfaces is by using a pressure washer with a chemical injection setup and custom made application tips and rinse tips not the stock tips that come with the pressure washer when it was purchased, I usually throw those in the trash or leave them with the dealer. I have 3 different application tips with a wide orface to allow the injection system to let the concentrated cleaning solution to mix with the water being fed through the hose and the rinse tips are smaller orfaced to cut off the circulation of chemical and allows only fresh water to pass for rinsing. I have 2 rinse tips one I have is worth $50.00 for just the tip alone and it is a high reaching stream/fan tip that can clean a 3 story building from the ground. Another reason I use this method is because I know exactly what percent I am spraying at all times which is 12.5% chemical and 87.5% water. Now, about the other correct method I (used) to use is by spraying a solution on with a 12 volt pump and rinsing with a water hose and I still use this method by request only. I do not prefer this method because it is time consuming, you can’t get mud dauber and wasp nests down easily with a waterhose especially if the house has very little water pressure and lastly you never really know if you are spraying too hot or too weak. I rather know for sure.

Now on concrete and pavers. There are 2 ways to clean these correctly and both ways involve using chemical. First, I will explain my way and then the other way I used to do it and why and the wrong way.

On non painted, non sealed or non coated surfaces I always pressure clean them using a surface cleaner first, then I rinse off the entire surface and apply a (LIGHT SOLUTION) to kill any reminents of the mildew spores and remove acorn and other growth stains. The reason for the light solution after cleaning? Grass along the edges of driveways and sidewalks and to make sure that the cleaning lasts a long time. Not a few months but for a few years. Note: it also depends on the shade and weather conditions but even then my process lasts 10 times longer than conventional pressure washing.
The second correct way I used to use is the spray it HOT! and let the rain wash it away method. I stopped using this method mainly because people want instant results and grass edges would get burned slightly due to the higher concentration of chemicals since lighter mixes take forever to get results and I had to waste gas by going back to touch up spots.

I also have seen the wrong way A LOT!! Everywhere I go I critique others work that I see around Central Florida during my schedules or on homes that I am there to do some cleaning for since the last guy did not make a happy customer. I can tell when a wand and fan tip was used, an orbital tip was used, and a surface cleaner was used since the pattern they took to clean it is visible. Why? They just used water, water has no cleaning or mildew spore killing properties and even though it may look clean once it is finished it will start coming back in as little as 3 weeks! 3 weeks of a clean driveway for the same price or maybe a little more for a driveway that stays clean for 2 to 3 years?? Make sure they use chemicals when they clean your driveway and sidewalks so you don’t waste your money. The guy who did your driveway and left lines everywhere probably bought pawn shop gear and just needed some quick cash so beware.

Today’s topic: Roof Cleaning Warranties and the way that they work and what you should know. I will go over the 2 most popular ones and then explain my warranty on how it works and what it is.

The Infamous 5 Year Spot Free Warranty: When you hire a roof cleaning contractor that offers a 5 year warranty READ THE FINE PRINT! This is usually located on the back of the invoice that almost 85% of customers never read until warranty time comes and they get handed a bill. It works like this, the 1st year it is a free retreat of the roof, the 2nd year it is 25% of the total cost, the 3rd year is 50% of the total cost, the 4th year it is 75% of the total cost and the 5th year your warranty is expired and you will be paying 100% of the total cost and this cost is before any discounts.

The 3 Year Warranty: This warranty works like this, the first 18 months are a no cost cleaning and the second half is 50% of the total cost. People always wait until the last minute to call for a warranty cleaning and think it is free. They become upset when they get a bill for the cleaning.

Why? It costs money to clean roofs, for example we will use a 2500 sqft shingle roof which usually costs $250.00 to $300.00 and the overhead to clean it includes chemical cost ($65.00) payroll time (3 hours 2 techs at $12.00 per hour = $72.00) gas to drive to that particular house ($25.00 average) and misc costs like garbage bags or plastic sheeting ($15.00) without factoring in wear and tear and employment taxes comes to $177.00 just to clean that roof. That gives a profit margin of $73.00 for the company if they cleaned it for $250 or $123.00 profit if priced at $300.00 and if they come back to do it for free then that company will be out of business very quickly. Companies do not stay in business by doing free work and they do not get calls without cool offers like a long term warranty to lure you into calling them first before the other guy.

In Florida you really can’t promise how long a roof will stay clean usually 2 years for sure - beyond that it is all up to the elements like humidity, rainfall, shade over the roof by trees, type and color of roof, pollen count, if the neighborhood is full of dirty roofs gleocapsa magma (mildew) will spread around like a wild fire from one roof to the other then back to yours. So many factors come into play and the dirtier the roof the more chemical and time it takes to clean it thus it eats into profit bottom lines that big companies can’t afford and even smaller companies too like mine.

My 2 Year Unconditional Warranty: It works like this, from the date of the initial cleaning you will have exactly 2 years to get your roof retreated at NO COST at all. Not a single penny, no hidden fees and no fine print. Unconditional means just that. You get a new roof installed because a storm blew it off, no problem I will treat it for prevention! You call me on the very last day of the warranty but I am booked a week out don’t worry as long as you call and leave a message or speak with me by that expiration date midnight you are fine. The roof may be and usually is still clean like new and a simple retreat gives you an additional 2,3,4 or 5 years of a clean roof and only paying one time no questions asked. It is like a type of 5 to 7 year clean roof guarantee.

Why did I create this Warranty? For one it is honest and ethical, I mean a warranty is a warranty. You should not have to pay anything during a warranty, zero, zip, notta! Secondly it will cost me something but it is also an investment since honesty keeps customers, “hidden fees do not”. The cost to me is also minimal since I will almost always try to schedule it on a day I will be in that general area and since the roof is still clean it will be a small fraction of chemical cost since it is a complete retreat of the entire roof but with a lower percentage since the roof is not as dirty as it was during the initial cleaning.

What to ask for from a Roof Cleaning Contractor: The most important is Insurance, make sure it is current by calling the listed agent on the insurance form. References, Angie's List is the best way but even a list of past customers they can call is good too. Business License, it is not a requirement but is better to have an occupational license. Workers Comp Insurance or Workers Comp Exemption Form which is mainly stating you and your homeowners insurance are not responsible for injuries to workers on your property. If the company has more that 4 employees then Florida Law requires them to have Workers Comp Insurance. What methods they use to clean roofs? Ask, what do they use and if they have to use a pressure washer to clean your roof in any way. If they even state that they use a pressure washer at very low pressure move on to the next quote nicely until you find a Roof Cleaning company that uses Soft Non Pressure Roof Cleaning methods.

What does it cost to clean your roof? In every case it all depends on the gross square footage including the garage not the living square footage. The pitch of the roof also dictates pricing, also the type of roof (Tile or Shingle) Tile will always cost more than shingle, how much prep work has to be done, the extent of how dirty the roof is can sometimes be a factor in pricing but not in most cases. If you have actual moss or lichen growing that would be a factor in pricing.
